Development
& Partnerships
Years of working in architecture, engineering, renovation, and construction led us to create projects of our own grow to local experts, honored to be partners for international investment groups and real estate developers, who are scaling their business in Bali.
This growth has led Atmos Group to operate as a full-cycle development company, delivering projects end-to-end together with investors, landowners, real estate developers and trusted local partners.
Who We Are Now
Atmos Group is a construction and development group that unites trust and partnership in following directions:
Architecture & concept planning
Engineering & structural design
Interior & environmental design
Construction coordination and supervision
General Project Management
Real estate advisory & market analytics
Legal partners and compliance support
Branding, marketing & sales launch teams
Property management
Together, these competencies allow us to take a project from land research to handing over the key within one group.
How We Came to Development
We started with architecture and spatial design in 2006 in Odesa, Ukraine.
In 2007, we formed a department focused on renovation in urban environments and the revitalization of historic buildings — marking the beginning of our long-term growth, shaped by the Kaizen philosophy of continuous improvement.
International projects in Austria and Ukraine further refined our approach to standards, precision, and multi-stakeholder coordination. Engineering followed, along with full construction supervision and project management.
The natural result of this evolution was entering co-development projects in partnership with investors and landowners.
Our Model
We work as a trusted development partner in co-development.
- We enter the project early (land search or concept phase).
- We take responsibility for market research, concept strategy, and feasibility.
- We negotiate and coordinate all contractors and suppliers.
- We act as General Project Manager — overseeing budgets, timelines, and quality.
- We guide the project to market launch and sales with real estate and marketing partners.
- We hire the best and most trusted partners for property management.

Co-Development
We welcome investors, landowners, and partners who want to develop a site together. In co-development, we share responsibility, decision-making, and along-term vision.
This model works best for brands growing in Bali, developers who seek reliable and high-standard local professionals, new players entering the market, international investors, or partners who want expertise without building an internal team.
White Label Development
Some partners come to us with a brand, but no internal production team. We built the project under their brand while handling the entire development process.
White Label means:
- We work invisibly inside your brand.
- You present the final project as your own.
- Your team stays lean without expanding internal staff.
You keep your identity. We build the result.
