TEUS Group and Atmosphera Bali Launch Ramada Nusa Dua by Wyndham, an Art-Wellness Investment Hotel in Bali

TEUS Group and Atmosphera Bali Launch Ramada Nusa Dua by Wyndham, an Art-Wellness Investment Hotel in Bali TEUS Group, in partnership with Atmosphera Bali, has launched Ramada Nusa Dua by Wyndham — TEUS Group’s second project on the island, following the earlier Amani Melasti. Sales officially opened on September 12, 2025, with a presentation event in Bali. TEUS Group brings 80 years of development history and more than 10 million m² of completed projects across multiple continents, while Atmosphera Bali, the project’s construction and project management partner, contributes end-to-end local execution — design coordination, construction supervision and property management built to international standards. A Location Inside Bali’s Five-Star Corridor The project sits in the Geger area of Nusa Dua, five minutes from the beach, in a district that is home to 19 five-star hotels — roughly 20% of all luxury properties on the island. Designed by architecture firm AIMM, which has delivered 420 projects across 14 countries, the complex is built around impeccable architecture paired with modern hospitality management standards, with Atmosphera Bali overseeing construction on the ground. An Art & Wellness Concept Curated by MayinArt What sets Ramada Nusa Dua apart is its Art & Wellness positioning, developed in collaboration with MayinArt, a leading contemporary art gallery in Asia based in Singapore. More than 1,300 original artworks by 105 Asian artists are integrated throughout the property — in guest rooms, a dedicated lobby gallery, and an art-filled rooftop with ocean views — creating what the partners describe as a place where wellness, art and the ocean come together. Global Management by Wyndham Hotels & Resorts The property will operate under the Ramada brand, part of Wyndham Hotels & Resorts — the world’s largest hotel company, with more than 9,300 hotels across 95 countries and over 115 million Wyndham Rewards members. Ramada itself carries a 70-year history, with 850+ hotels in 65 countries and a guest loyalty rate of 43%. According to Wyndham, its managed hotels earn on average 40% more than comparable independent properties. Project Composition and Investment Structure Hotel rooms: 100, starting from 32 m² Villas with private pools: 68 (1–2 bedroom layouts), starting from 40 m² Total site area: 1.3 hectares, with 9 unit types Construction status: Phase 1 (hotel building and first villas) currently under construction, managed by Atmosphera Bali Hotel opening: by 2028 Investment model: owners secure a unit with a first payment, then receive passive income from rental operations; after two years, owners can choose to continue earning rental returns or resell, with price appreciation reported at up to 35% above key-ready value within the first two years Full-Scale Resort Amenities The complex includes an outdoor pool with beach service, a restaurant, a spa, a fitness center, coworking spaces, and the signature art rooftop overlooking the ocean — combining hotel-grade infrastructure with the gallery-level art program curated by MayinArt.

The One Bali: Almal Real Estate Brings a Registry Collection Resort to Nusa Dua

The One Bali: Almal Real Estate Brings a Registry Collection Resort to Nusa Dua Almal Real Estate Development, the Dubai-based developer behind The Unexpected Al Marjan Island and Harrisoni La Mer, has launched The One Bali — its first project in Southeast Asia and a milestone in the company’s international expansion into Thailand, Vietnam, the Philippines, the Seychelles and Mauritius. Handover of Phase 1 is scheduled for Q3 2027, and the team continues to apply the same standards of design, transparency and delivery that have earned Almal 18 industry awards since 2024. A Prime Address in Nusa Dua’s Luxury Corridor The One sits on the pristine shores of Nusa Dua, an area that has become one of Bali’s most sought-after locations for high-end residential and hospitality projects. The site is 30 minutes from Ngurah Rai International Airport, 5–15 minutes from premium beach clubs including Pandawa, Geger and Nusa Dua Beach, and minutes from an established cluster of five-star neighbors — The Ritz-Carlton Bali, The Apurva Kempinski, St. Regis Bali, Hilton Bali Resort and the Four Seasons. Global Backing: Registry Collection Hotels and Wyndham The One operates under Registry Collection Hotels, an upper-upscale soft brand within the Wyndham Hotels & Resorts network — a global operator with more than 9,000 properties across 95+ countries. This structure gives owners access to Wyndham’s distribution power and brand standards while The One retains its own identity as Almal’s proprietary hospitality brand, already present in Bali, Cyprus (The One Limassol) and, through Almal’s wider portfolio, the UAE. Design Concept: Shaped by Nature, Defined by Emotion The One Bali blends tropical-modern design with Balinese soul across a low-rise site built around indoor-outdoor living — full-height glass doors, private gardens and plunge pools. Interiors are layered with wood, stone and brass, drawing on traditional spatial rhythms to create a residence that feels both contemporary and rooted in place. Investment Terms and Phase 1 Summary Residential units (Phase 1): 154 total — 12 villas, 30 townhouses, 112 apartments Starting price: from $98,000 Payment plan: 18-month installment plan Leasehold tenure: 25+15 years Projected annual return: up to 22% Handover: Q3 2027 Plot specifications: 10,000 m² land plot, 13,100 m² built-up area, G+3 floors Full-Scale Resort Infrastructure Phase 1 is built around a 290 m² main arrival lobby, a 96 m² pool bar and restaurant, a 352 m² rooftop restaurant, a 266 m² fully equipped gym and a 92 m² co-working space. Residents have access to one general swimming pool, four shared pools with private access, 63 private pools across individual units, and more than 70 underground parking spaces — eight resident amenities in total. Ownership is managed through The One App by Almal, which lets owners track rental income, book experiences, request services and reinvest earnings from anywhere in the world. Why Bali, Why Now Bali’s hospitality market continues to post occupancy rates above 90% year-round, alongside real estate transaction growth of roughly 30–40% and price growth near 9% across recent reporting periods. The island welcomed more than 6.3 million tourists in 2024, up 19.5% year-on-year, while only about 5% of Bali’s land is zoned for tourism and real estate — a scarcity that continues to support demand. Upcoming catalysts, including a new international airport, a planned Paramount theme park, and a future Formula 1 circuit and cruise port, are expected to extend that momentum. What’s Next With Phase 1 design finalized and units now released for sale, Almal is moving into construction ahead of the Q3 2027 handover. We will continue to share regular updates as the project progresses, and we welcome investors and partners interested in Registry Collection ownership in Nusa Dua to reach out to our team.

Salt of Virgin Beach: Big Waves Development Prepares to Break Ground on a New Oceanfront Resort on Bali’s Only Swimming Beach

Salt of Virgin Beach: Big Waves Development Prepares to Break Ground on a New Oceanfront Resort on Bali’s Only Swimming Beach Big Waves Development is moving into the next phase of one of its most ambitious projects to date — Salt of Virgin Beach, a premium oceanfront resort complex on Virgin Beach in Karangasem. With design finalized and sales open, construction is scheduled to begin in May 2026, and the team continues to focus on the same principles that guide all of our projects: quality, transparency, and reliable delivery for our partners and investors. A Rare Location: One of Bali’s Top 5 Destinations Virgin Beach is consistently ranked among the island’s top 5 most popular destinations, and for good reason — it is home to the only comfortable swimming beach in Bali, with calm water and clean white sand. Salt of Virgin Beach sits just 20 steps from the shoreline, giving future guests and owners direct, everyday access to a stretch of coast that is genuinely rare on this island. Architecture That Grows From the Landscape The resort’s wave-inspired wooden roofline is designed to sit naturally within the surrounding jungle rather than compete with it. Every unit opens onto panoramic views of the ocean or Mount Agung, and the layout preserves as much of the existing tree cover as possible. Sustainability is treated as a core design requirement, not an add-on: sulfate-free cosmetics, oxygenated laundry detergents, natural alternatives to plastic, and dedicated recycling points are built into daily operations, alongside furnishings made from recycled and upcycled materials. International Management by The Lux Collective Day-to-day operations will be handled by The Lux Collective, an international hotel operator with more than 14 years of market experience and 18 hotels across Asia, including properties in Mauritius, the Maldives, and Zanzibar with an average room rate of $500–1,000. The operator’s team draws on management experience from Mövenpick, The Oberoi, Fairmont, Aman, and One&Only, and brings direct access to international travel channels, a proprietary CRM and revenue management system, and existing partnerships with TUI, British Airways Holidays, Expedia, Hotelbeds, Trip.com, and Booking.com. Investment Terms and Project Timeline Construction start: May 2026 Commissioning: Q4 2028 Leasehold: valid until 2054, with a guaranteed 30-year renewal Entry price: from IDR 4.01B Projected annual return: up to 14% Ocean View units (52 m²) start from IDR 4.34B with a projected payback period of 7.2 years. For buyers seeking something more exclusive, the Signature Residence — a 105 m² collectible unit created in collaboration with nine-time freediving world champion and world record holder Kateryna Sadurska — starts from IDR 8.77B. Current pricing is valid through June 30, 2026, calculated at an exchange rate of 16,700 IDR/USD. Full-Scale Resort Infrastructure Salt of Virgin Beach is designed to function as a complete destination rather than a standalone residential building. The complex will include 84 rooms with ocean and Mount Agung views, two restaurants, a rooftop bar with an open-air cinema, a large swimming pool with a separate children’s area, and its own diving center developed in partnership with the Coral Triangle Center’s coral restoration program. Families are covered by a two-level children’s club — a slide and ball pool for younger guests, consoles and a cinema corner for older ones — while adults have access to a full gym, a rooftop yoga terrace, and Bali’s first GxBar space, a beauty and wellness concept built around the idea of pairing anti-age treatments with emotional balance. A dedicated rooftop venue also makes the property one of the only full-service event and wedding spaces on this stretch of coast. What’s Next With design and permitting work complete, Big Waves Development is now finalizing construction contracts ahead of the May 2026 groundbreaking. We continue to provide regular project updates as construction begins, and we welcome partners and investors who want to discuss collaboration on Salt of Virgin Beach to get in touch with our team.

Construction in Bali: How We Stay Ahead of Schedule and Expand Our Projects in 2025 At the start of 2025, the Atmos Group team is actively progressing on several key development projects. We continue to focus on our core principles: quality, transparency, and consistent project management — values that are highly appreciated by our partners and investors. Project B25 — 17 Villas on Balangan Beach For the past six months, Atmos Group has been overseeing the full construction process of Project B25 in Balangan — one of the most promising areas on the island’s southwest coast. The project, developed on behalf of the management company Farsight, includes the construction of 17 villas with private pools, a recreation area, and a fitness club. As of early 2025, the construction is two weeks ahead of schedule. The structural frames of all buildings, except the fitness club, have already been completed. Masonry work is actively underway, and preparations have begun for the installation of internal engineering systems. New Developments: Terracotta and DolphinHill Apartments In December 2024, the Atmos Group team began construction work on two additional residential projects — Terracotta and DolphinHill Apartments, each featuring a unique architectural concept. Terracotta is a project by the development company ADVA Development. The complex includes 28 apartments and 12 townhouses. As of January 2025, excavation work is complete, the pile field has been formed, and a retaining wall has been constructed. DolphinHill Apartments is a residential project by Dolphin Development, consisting of 27 apartments. Earthworks are currently in progress, and retaining walls are being built to shape the terrain for future construction. We are open to partnerships with investors, developers, and construction professionals. If you are looking for a reliable and experienced partner in Bali — we would be happy to discuss collaboration. The meaning and necessity of the project passport in construction in Bali

The meaning and necessity of the project passport in construction in Bali Construction in Bali is an intriguing yet demanding process that requires responsibility. Here, at the center of attention, lies a complex of potentially hazardous factors and risks associated with the possibility of hiring inadequately qualified contractors for a development project on the island. Key factors to consider include the low level of qualification of engineering and labor personnel, high levels of seismic activity in the region, and the specificity of the tropical climate with its high humidity and intense rainfall. To ensure safety and reliability in construction, our approach is based on comprehensive operational control at all stages from design to the commissioning of the project. In this context, the role of the project passport is crucial. The project passport is a document containing a complete set of executive documentation according to European standards and regulations. The digital format of the passport allows for unrestricted access to information at any time and from anywhere in the world. ATMOSPHERA BALI always guarantees the provision of a project passport for each of its projects. This means that every client can be confident in having a complete set of executive documentation that meets the highest standards and requirements. The absence of executive documentation for the project can lead to risks during operation and a decrease in its value upon resale. Therefore, we strive to provide our clients not only with luxurious living spaces but also with complete confidence in their reliability and investment attractiveness.
